After successfully promoting land at Andrews Lane in Formby in the newly adopted Sefton Local Plan, Cass Associates has now secured full planning permission (on behalf of Redrow Homes) for 99 dwellings.
The scheme, which incorporates extensive areas of public open space, will provide 30 affordable homes and 69 market dwellings consisting of a mix of detached, semi-detached, terraced and apartment housing. The planning application documents can be viewed here on the Sefton Council website.
The density of development across the site has been an important consideration, with a higher intensity of housing around the more urban edge and a looser approach towards the open boundaries of the site with more space between and around the houses.
This is one of the first urban extension sites to come forward in Sefton. The development successfully integrates new housing into an existing network of roads, footpaths and open space.
Sefton Council stated “The principle of development is now established given that the site has been allocated for housing in the recently adopted Local Plan. The proposal will provide 99 homes in Formby, where there is a shortfall of development and include 31 affordable homes. This in turn will assist in reducing the deficit in the Council’s housing land supply.”
